A roof reaches a point where repairing it stops being economical. Once slates are shedding in more than one place, or the battens have gone soft where water has been sitting, patching buys months rather than years. A full strip and re-roof replaces everything that fails: the covering, the battens, the underlay and the leadwork.

What a re-roof involves

Scaffolding goes up first, because a strip cannot be done safely from ladders. The old covering comes off and the rafters are inspected properly, which is the only point at which anyone can honestly tell you the condition of the timber. Rotten battens and any failed rafter ends are replaced, breathable membrane goes on, and the new covering is fixed to the exposure the roof actually faces rather than a generic spec.

Choosing a covering

On period property the covering is often decided for you, either by what is already there or by a conservation area. Elsewhere there is a genuine choice between natural slate, clay tile and concrete interlocking tile, and the right answer depends on the pitch, the structure and how long you intend to keep the house. You will be told what the roof can carry before anyone quotes what it could look like.

Yes. Any full strip and re-roof needs proper edge protection, and it is a legal requirement rather than an optional cost. Scaffolding is included in the written quote so there is no separate charge appearing later.

Replacing like for like is normally permitted development. Permission is usually needed if you are changing the roof shape or line, adding dormers, or if the property is listed or in a conservation area, where the covering material itself may also be restricted.

Natural slate can last a century or more, clay tile sixty years and upwards, and concrete interlocking tile around fifty. In practice the battens, felt and leadwork usually fail before the tiles do, which is why a re-roof replaces all of it rather than just the covering.
