Chimneys

Chimney stacks take weather from every side and have no roof over them. The flaunching, which is the mortar bed the pots sit in, cracks first and lets water straight down into the stack. Eroded pointing does the same more slowly. The roofers in our network repoint, renew flaunching, replace pots and rebuild stacks from a sound course upwards, using lime mortar on older brickwork because cement is harder than the brick and pushes damage into the masonry instead of the joint.

Leadwork and flashing

Lead seals every joint where a roof meets a wall, a chimney or another roof. Done properly, in the right code and in short enough lengths to move with the temperature, it lasts decades. Done as a cement fillet it cracks, and a cracked fillet holds water against the joint rather than shedding it.

Guttering, fascias and soffits

A gutter that overflows soaks the wall below and eventually the fascia and wall plate behind it. The roofers in our network replace uPVC and aluminium rainwater goods and the boards behind them, including the timber that has usually gone soft by the time anyone notices the gutter.

Exposed stacks typically need attention every fifteen to twenty five years, sooner on a coastal or high elevation. The flaunching, the mortar bed the pots sit in, usually fails first and cracks let water straight down into the stack.

A disused stack still takes weather from every side. Once the flaunching cracks or the pointing erodes, water enters the brickwork and tracks down inside the stack, often appearing on a bedroom ceiling well away from the chimney breast. Capping a redundant stack properly, with ventilation, prevents it.

Short straightforward runs can often be done from a tower or ladder access. Anything at high level, over a conservatory, or where the fascia behind also needs replacing, needs proper access. We will tell you which applies before quoting.

Lead flashing seals the joint where a roof meets a wall, chimney or valley. It fails when it has been fitted in lengths that are too long and splits from thermal movement, or when someone has used a cement fillet instead, which always cracks. Correctly dressed code lead lasts decades.
