Chimneys take more weather than any other part of a roof and have nothing above them to shed it.

The flaunching goes first. That is the sloped mortar bed the pots sit in, and once it cracks water runs straight into the stack. Eroded pointing does the same more slowly. Both let water into the brickwork, where it tracks down inside the stack and appears on a ceiling that can be some distance from the chimney breast.

On older stacks we use lime mortar rather than cement. Cement is harder than the surrounding brick, so instead of the joint taking the movement the brick face does, and the stack spalls. Where the brickwork itself has gone or the stack is leaning, a rebuild from a sound course upwards is the honest answer and lasts considerably longer than repointing something that has already failed.
