Yes. Any full strip and re-roof needs proper edge protection, and it is a legal requirement rather than an optional cost. Scaffolding is included in the written quote so there is no separate charge appearing later.

Replacing like for like is normally permitted development. Permission is usually needed if you are changing the roof shape or line, adding dormers, or if the property is listed or in a conservation area, where the covering material itself may also be restricted.

A typical semi-detached re-roof takes around three to five working days once scaffolding is up, and a larger detached property a week or more. Weather, the state of the timbers underneath and any chimney or leadwork all affect it, which is why the quote sets out a range rather than a single date.

Natural slate can last a century or more, clay tile sixty years and upwards, and concrete interlocking tile around fifty. In practice the battens, felt and leadwork usually fail before the tiles do, which is why a re-roof replaces all of it rather than just the covering.
