Roof Cleaning and Moss Removal in Kent

Moss holds water against the tile and pushes it up under the lap. It is worth removing, but scraping and jet washing a slate roof does more harm than the moss did.

Moss removed without damaging the covering

Moss is worth removing, but how it is removed matters a great deal more than whether it is.

Moss holds water against the tile and pushes it up under the lap, so rain travels sideways across the roof instead of running off it. It also breaks up, washes down and blocks the gutters, which causes its own problems at the wall below. On a north-facing or shaded slope it re-establishes every few years.

Moss is scraped and brushed off by hand and the gutters cleared afterwards, because moss removed onto the roof simply ends up in them. Jet washing is not used, and we would advise against anyone who offers to: pressure strips the surface of concrete tile and is considerably worse on natural slate and handmade clay, which are porous. It also drives water under the laps, which is the exact problem you were trying to solve.

Your Common Roof Cleaning and Moss Removal Questions Answered

Biocide treatments kill regrowth and are useful after a roof has been cleared by hand. They are not a substitute for physically removing established moss, and applying them to a heavily mossed roof mostly just kills moss that then washes into the gutters.

Every three to five years on a shaded or north-facing roof, longer on an open sunny elevation. It is worth doing before it gets thick enough to hold standing water under the laps rather than waiting until the gutters are already blocked with it.
