The usual test is whether the failures are isolated or spread. A handful of slipped tiles on an otherwise sound covering is a repair. Widespread nail sickness, sagging between rafters, or the same leak returning in different places usually means the covering has reached the end of its life and patching is money spent twice.
We can make a roof safe and temporarily watertight in most conditions. Permanent repairs, particularly anything involving mortar, lead or adhesives, need dry weather to cure properly, so we will hold off rather than do work that fails in a month.
For an active leak we aim to attend the same day or the next working day and make the roof safe and watertight first. The permanent repair is quoted afterwards, once we can see what actually caused it rather than guessing from inside.
Most buildings policies cover storm damage but not gradual wear, and insurers routinely decline claims where a roof was already in poor condition. We provide a written assessment with photographs that sets out what failed and why, which is what an insurer needs to see.
